Thank you for your enquiry. If you would like to make a booking, you will need to pay a deposit of one third of the rental. You can telephone 01531 640030 and use a debit or credit card, or send a cheque.The booking will then be confirmed. If the holiday is less than eight weeks ahead, the full amount is due.
Prices include V.A.T. at the current rate, power, heating, lighting, linen, towels and logs.
For weekly rentals the start day is normally Friday for The Woodhouse and Barn Croft and flexible for The Wainhouse. Short breaks run from Friday to Monday and Monday to Friday, but may be at any time at our discretion. Short breaks may be booked in advance for most times of the year, except peak holiday times.
Each week of your holiday is charged separately according to the periods covered by the price list.
The period of rental is from 4pm on the day of arrival until 10am on the day of departure. This enables us to prepare the cottages for yourselves and for subsequent guests so we would ask you kindly to respect these times.
There shall be a nominated Responsible Person for each booking (whether for one or more cottages together) who shall accept responsibility for all payments, whether for Rental or Security Deposit (see below). The Responsible Person shall furthermore be responsible for the safety of the fabric and contents of the cottage(s) and make recompense to the owner for any damage and extraordinary cleaning costs incurred during the rental period.
The Responsible Person shall ensure that the cottage(s) are returned to the owner in the same clean and tidy condition in which they were handed over to them at the commencement of the rental period.
The Responsible Person shall ensure that the number of persons in each unit will not exceed that stated in the accommodation details. The owner reserves the right to require the Responsible Person to ask additional persons to leave.
The Responsible Person will be personally liable for any damage to the property and for any breakages. At the owners discretion a Security Deposit against accidental damage and excessive cleaning costs may be required to be paid either with the balance of rental or with the full rental payment. The Security Deposit will be refundable (less costs) 7 days following guests\' departure.
The use of the gardens and grounds is reserved for the enjoyment of our guests. If significantly more people are invited for a special occasion, there will be an additional charge. Please notify us in advance.

25 – 49 guests : £50
50 – 100 guests : £100
The Woodhouse Farm welcomes children, but guests must be responsible for their children’s safety and take particular care of the pond adjoining the farmhouse.
For groups under 25 years of age, a Security Deposit applies as above.
On receipt of notice of cancellation we will seek to re-let the property for the period of the booking. If we succeed in re-letting the property for the whole period we shall refund all monies paid less an administration charge of £25 (plus V.A.T. If we only succeed in re-letting the property for part of the period booked we shall refund an amount equal to the money paid less (a) the rental for the period which is not re-let and (b) an administration charge of £25 (plus V.A.T.) If we are unable to re-let the property at all, then all monies paid by the Client shall be forfeit to The Woodhouse Farm Cottages. We strongly recommend Clients to take out Cancellation Insurance. In the event of The Woodhouse Farm having to cancel a booking for any reason whatsoever, our liability will be limited to all monies paid by the Client to us in respect of such booking up to and including the date of cancellation. These monies shall be immediately returned to the Client upon any such cancellation occurring. For the avoidance of doubt, in no event shall we be liable for any special, indirect, consequential or pure economic loss, costs, damages, charges or expenses incurred or suffered by the Client as a result of any such cancellation.
